It’s almost time to pay your property taxes and as many people have noticed they are going up again this year, mine are up about $700.00. I’ve received phone calls asking “Why the increase?” and to understand the why, you must read lines 1-15 of your Hennepin County property tax statement. It will reveal a number of reasons for the increases. First, the market value of your home has gone up. Next you will find the three major increases are for Hennepin County (line 7) the City of Edina (line 8) and the school district (line 10).
It’s important to note that the state does not receive any property tax money from your home. It is the County, City and School District that raise and spend your property tax dollars. Each fall these three local government units hold separate “Truth in Taxation” hearings to listen to citizens before they set their final budgets. I would encourage you to attend if you are upset with your taxes.
While the state receives no property tax money from you it does spend huge amounts of money to reduce your overall property taxes (line 2). The state also offers three specific property tax programs you may be eligible for. They are:
The Targeted Property Tax Refund – if your property taxes went up more than 12 percent from last year, you are eligible for a partial refund, regardless of your income.
The Homeowner Property Tax Refund or “Circuit Breaker” – Homeowners with income below $91,120 are eligible, but the income limits rise if you have dependents or are a senior citizen or disabled.
Seniors have another relief option called the Senior Citizen Property Tax Deferral. If you are 65 or over with less than $60,000 in income you can defer paying your property taxes until a later time.
